- As a CPTED Practitioner, how do you become a “Trusted Advisor” for your clients? What motivates them? What keeps them up at night?
- Clients often struggle to understand how we can bring them value… instead, they sometimes believe that the Practitioner may cause them exposure, interrupt their business operations, and cost them money!
- We need to understand their business, environment, and capabilities (and limitations). We must be good listeners before we can begin to help address their vulnerabilities.
- Building client trust includes enhancing their Defensibility, reducing their Exposure, and helping them establish Reasonableness in their actions and policies.
- Implement a “holistic approach” – Teaching, Guiding… not just Inspecting! Explore topics that often lead to high-dollar settlements: Duty of Care, Foreseeability, Duty to Inform, Failure to Maintain.
- As we navigate these challenging topics, Practitioners must be able to “Speak Business”. Speaking your client’s language (Operational Feasibility, Cost/Reward Analysis, Budge Cycles, Capital Improvements Planning/Decision Making, Risk Tolerance, etc.) when developing solutions, will help get you a seat at the table!
